How this is calculated
- Qualifying rate equals the greater of 5.25 percent or contract rate plus 2 percent.
- GDS cap limits housing costs: mortgage principal and interest at the qualifying rate, one twelfth of property taxes, monthly heating, and 50 percent of condo fees.
- TDS cap limits total debt: GDS items plus all other monthly debt payments.
- The calculator finds the maximum principal allowed by both caps, then estimates purchase price from your down payment and applicable CMHC premium for down payments below 20 percent.
